Objectives

Kingsley Roofing are specialists in large scale re-roofing projects.

We were instructed by PA Housing to carry out refurbishment works to 40 individual properties in various locations around Esher, which involved stripping and re-tiling along with new fascias, guttering and associated lead works.

As principle contractor, we were responsible for all aspects of the project, including safe delivery of works to a high finish, and ensuring both client and resident expectations are met.

Solutions

With many years’ experience of working on occupied buildings we understand the importance of the resident liaison role. We are careful to manage the impact of works on neighbours, as well as respecting the individual needs of residents.

We are particularly mindful regarding scaffold security, clearing up at the end of the day, ensuring all materials/plant are secured, and closely co-ordinate deliveries so they are on site for the shortest possible time.

On this project, we were made aware of a resident who had severe anxiety issues. To help ensure the works didn’t cause additional stress, we planned in extra considerations, including providing a specific contact person and an agreed communication plan.

Once the scaffold was erected on a number of properties, visual inspection of the gable walls found they were unstable. We obtained quotations and found an appropriate contractor to carryout the works. This impacted the work schedule, and appropriate measures were taken to keep the residents informed of the delay.

A major aspect of these works involved marrying the new roof into neighboring properties where works were not being carried out and keeping a weather tight junction at all times. This involved sourcing appropriate tiles and (sometimes non-standard) detailing to overcome any issues arising on each individual roof.
